Tenant Criteria

CRITERIA CHECKLIST

• Good Rental History
• Minimum 650 Credit Score (below 650 may be approved with additional deposit and/or a guarantor))
• Monthly income equal to or greater than 3 times the rent amount
• Stable employment of more than 6 mo. at current employer
• Clean criminal background
• No prior evictions
• Positive reference check
• All adults applying to rent a unit must complete an application
• No more than 1 occupant greater than number of bedrooms (1 bed - 2 occupants, 2 bed - 3 occupants, 3 bed - 4 occupants)

There is no application fee. Credit and background check are not required at the time of submitting the application; however, applicant is allowed to. The cost is $32 per applicant (adults only).

PET POLICY

• No dogs allowed.
• $35/mo for 1 Cat. $50/mo for 2 Cats (2 maximum)
• $200 refundable pet security deposit per pet (outside of Obligo).
